Building a House on Green Belt
Our client wanted us to design a single-family dwelling house with landscaping and amenity space on Green Belt farmland with the remains of a building already situated on it. We assessed historic records and discovered that the building had been on site since the late 1890s. It therefore complies with the NPPF definition of an ‘original building’, namely built prior to July 1, 1948.
As this particular site is situated outside of a designated town or village, it’s therefore deemed as countryside. There is a cluster of separate dwelling houses which share Ledgers Road and in assessing the historic maps of the area, we could see that it’s likely that this cluster of buildings would have been considered a small hamlet surrounded by agricultural land. This means that the challenge was to justify certain specific exceptions to build a house on Green Belt land as set out in Paragraph 145 of the NPPF.

Given the cluster of development around Ledgers Farm, we needed to ensure that this proposal would fit in with the context of the area and the site would benefit from Green Belt Paragraph 145 specific exceptions, namely: limited infilling or partial or complete redevelopment of previously developed land. We ensured that the design of the new build house on Green Belt land reflected the highest standards of innovation in architecture which would in turn elevate standards of design in rural, countryside settings.
Our concept positioned the house as south facing to allow for maximum solar retention and to run at optimum efficiency due to the following systems: solar panels, rainwater harvesting, mechanical ventilation and concrete floors, including insulation between concrete floors to mitigate sound. We also added a Sedum Green Roof which enhances sustainability and minimises visual impact from the neighbouring property.
