Our client wanted to maximise his property value and ROI and asked us to create the best HMO layout design, including 6 bedroom HMO with shared kitchen, living and bathroom facilities. His aim was to create a high quality HMO for young professionals and generate 6 figures of annual income.

Multi-let properties are an established solution to increase rental profits and fulfil a growing social need for high quality, affordable rental properties. Renting an HMO room is cheaper than renting a one bedroom flat, making shared homes ideal for students and young professionals. Our client wanted us to advise him on the whole HMO process to launch the best possible development and investment strategy.
We successfully secured planning permission for a rear and side extension and designed a stylish and functional layout to ensure each room was suitably spacious. We then designed the best HMO layout by taking into consideration the position of doors, windows and ceiling heights as well as HMO space standards, HMO amenity standards and HMO facilities. We then successfully secured HMO planning permission for six HMO rooms with en-suite facilities, creating a sophisticated and appealing multi-let.
