Challenge
Our task was to maximise the use of a small site by creating six apartments in place of a rundown family house. The approved planning application (submitted by another firm) was impractical and unfeasible for construction, plus it didn't meet the minimum space standards or comply with building regulations. So, the client came to us to see what we could do.
Approach
To make sure the design would look good and function effectively while also meeting the required regulations, we submitted a Section 73 application to amend the approved layout. We also refined our technical design to identify feasible and cost-effective solutions that complied with building regulations.
Solution
By carefully coordinating structural and M&E solutions and increasing the approved footprint of the development, we delivered six high-quality, self-contained apartments. We discharged all pre-commencement planning conditions and assembled a comprehensive tender package, readying the project for construction. Our client was thrilled with the end result, as were we.
