There is an increase of property investors in London who could see the potential in a land, especially in the areas that is growing and promoting regeneration. Our client, a successful property developer and a highly respected retired engineer, wanted to maximise the space of this vacant land, build new flats and consequently benefit lots of profit that will be gained once it’s all developed. The challenge here was build a clever building that is well considered, well presented and well designed.
Not using a multi-disciplinary architecture firm for the development of architectural, interior and structural design for new build apartments is a little like not seeing your doctor with a serious ailment, but relying instead on your pharmacist. Our client made the right decision and appointed us to create clever design proposals, new build tender drawings and new build building regulations drawings for building this 3 storey building, consisting of 6 new build flats. She didn’t want to compromise on design and short circuit the design process to save money but her wish was to use timber frame construction for speed of construction, environmental impact and cost all of which allowed her to build the flats much more affordable while keeping the high quality design intention.
Our client desired to build the apartments that would maximise the best use of the space and attract buyers and tenants. Our architects and structural engineers worked together at all the different shapes to come up with the clever new build design layouts for architectural and structural integrity. We draw up highly detailed new build tender drawings and new build building regulations drawings for each new build flat, and prepared the specifications and contracts for the construction phase which clearly spell out what is wanted and what happens if it is not achieved.
By doing this, our client made the best use of the space and maximised her profits by having six units all generating passive income. In fact, we were pleased to help our property investor who didn’t just settle for the status quo and bargain a property to let out which brings great yield of income.
