In this case, our landlord wanted to maximise his property by splitting his property into three flats. When we took the project on, there were two: one small basement flat with access to the back yard, and another three-floor ‘house’ above it. Both properties were in real need of updating and redecorating.
Cracks had appeared in the walls and ceilings of the house which needed to be corrected, and both properties were cramped and needed investment and refurbishment.
In addition, the layout of the upstairs accommodation needed a radical rethink - the two bathrooms were on the ground floor next to one of the lounges, while the kitchen was on the first floor above.
On the bottom two floors, our solution was to build a double-storey extension to the side and rear of the existing building. This also served to fill in the void underneath the main entrance, and meant that the three apartments would all be accessed through the same door.
Downstairs, the basement flat would be enlarged by almost 20 square metres, with two en-suite bedrooms, a large kitchen-diner with access to a walled garden. On the ground floor there is a similar, slightly smaller one-bedroom apartment with a study and a spacious living-dining area.
The first and second floors are home to a larger duplex, with the two ensuite bedrooms on the first floor and the spacious living and dining area on the airy top storey.
In total we added 60m2 to the main building to provide the minimum space requirements for these new flats, which now measure 64m2, 59m2 and 72m2 respectively. As we were in charge of tender and construction as well, we were able to ensure that the build quality and finishes were up to our exacting standards, helping the landlord to make a good profit through splitting the property into three flats while also ensuring quality accommodation for the new residents.
