We sometimes get the sense that for many architects, the task of having to secure planning permission for their clients is a tiresome side issue that is a distraction from what they are really interested in. We, on the other hand, are proud to say that we are experts in getting planning permission for our clients. There is a simple reason for that: take a moment or two to think of the most beautiful design for a building that you can. Got it?
Well, here’s the thing: that design, no matter how great it looks on paper, would be completely useless for our clients if it can’t actually be built. And often in order to build or adapt a structure – an extension, a loft conversion, a new building, changes in a conservation area or to a Listed Building – in England, you need planning permission.
That’s why Urbanist Architect has a multidisciplinary team in which our planning consultants work as equals and in full collaboration with our architects. You could also describe our architects as “planning architects” because they have developed a deep-rooted understanding of just what it takes to get planning permission in the UK on behalf of our clients.
We feel every architect should think like that, but clients who have worked with other firms before coming to us sometimes tell us otherwise. When they work on planning permission drawings, our architects are as focused and engaged as they are when they work on the early sketches that some other firms might consider more “creative”.
We think that this is a misunderstanding of how the creative process works: we believe that truly inspired work happens not when you are starting with a blank page and imagining a building in isolation but when you figure out how to design something great within constraints.
Don’t get us wrong: As planning architects and planning consultants, we are determined to design elegant and inspiring extensions, loft conversions, new build houses and flats. But they need to be elegant and inspiring places that also meet the demands of the local planning authority (and, of course, any policies that might have an influence – eg, the Green Belt, conservation area).
We take our clients equally seriously whether they are hiring us as architects for planning permission or want an architect to guide them from the very first discussions about what they are dreaming of to the handover of a completed extension or new home. And we regard a well-written, well-argued and well-illustrated Design and Access Statement as every bit as vital as drawings of elevations and floorplans when we submit a planning application.
Securing planning permission in the UK requires using the art of persuasion as well as the powers of research and analysis. As your architects and planning consultants, we need to build a case and present detailed evidence, and anticipate any objections from neighbours, planning officers and councillors before they happen and have a convincing response ready. We need to have thought about landscaping, parking, heritage, sustainability, the local economy, transport and so much more – be very wary of anyone who promises to secure you planning permission on the basis of drawings alone.
