Challenge
Our clients aimed to replace a small breezeblock and corrugated iron structure - formerly a garage and minicab office - with new homes. However, the tiny site behind a takeaway in a London Victorian shopping parade posed significant challenges due to its size and proximity to existing buildings.
Approach
Initially we designed a separate new building, but it quickly became clear this would crowd the limited space and not be practical (or likely to be approved by the council). We then pivoted to creating a large extension by demolishing part of the roof of the existing building, inspired by recent neighbourhood developments.
Solution
The final design replaced the old garage with an extension, creating four new flats by adding dormers and terraces, each with outdoor space. This transformed the site from one flat to four, enhancing its appearance and utility while taking advantage of the excellent transport connections.
